At a glance
Compare proposals against one written project brief, not their totals alone. Ask each bidder to identify the enclosure, cooling, electrical, drainage, racking, finishes, permits, coordination, startup, exclusions, schedule assumptions, warranty, and service responsibility included in its scope.
Set one comparison boundary
Prepare a shared brief with room dimensions, intended storage and display, existing conditions, drawing status, target operating conditions, finish intent, site access, and desired decision date. Give every bidder the same documents and record the assumptions they make where information is incomplete.
Normalize systems and handoffs
Build a line-by-line matrix for demolition, framing, insulation and control layers, glazing and doors, cooling equipment, heat rejection, condensate, electrical work, racking, lighting, finishes, freight, installation, permits, protection, patching, testing, startup, and owner handover. For each item, name the responsible party and state whether it is included, excluded, or an allowance.
Compare the path after award
Ask how field conditions, change orders, construction sequencing, commissioning, warranty requests, and future service are handled. A lower total may represent a different boundary; resolve material omissions with the bidder before selecting a proposal.
